GREENSBORO — A Wilmington developer is planning a mix of shops, offices and homes on
63 acres at Greensboro’s northwest edge.
Details of the project are sketchy, but preliminary blueprints filed with the city show the development between Fleming Road and the proposed extension of Painter Boulevard.
The plans, received earlier this week by city officials, show up to 350,000 square feet of commercial space and 160 multifamily units, which are usually townhouses, apartments or condominiums.
The commercial space will include offices, retailers and restaurants.
Zimmer Development Co. isn’t saying much about the project, which is still in its early stages. In a statement, the company said it wants the development to have a minimal impact on nearby communities.
The site is just outside the city limits . Zimmer hopes to start building in 2006.
A main attraction to the site is Painter Boulevard, the expressway that will eventually surround Greensboro.
Construction on the section near the site will start in 2009 and wrap up two to three years later, said Mike Mills, division engineer with the N.C. Department of Transportation.
Zimmer’s preliminary plans show an expressway interchange near the development.
Other road changes include connecting Fleming Road with Lewiston Road, which runs to the north of the site, according to the plans. The connector will cut through the center of the development.
Another proposed road change would connect Fleming Road with Horse Pen Creek Road.
Local developer Marty Kotis warned that the project was “a little pioneering” for Fleming Road, which doesn’t see enough traffic, he said. He added that he didn’t think there was enough pent-up demand in the area for such a large development.
“Anything over 100,000 square feet I’d be very surprised to see happen,” he said.
Zimmer will announce more information about the project during the next few months.
The company also is developing between 350,000 and 400,000 square feet of shops at the southeast corner of New Garden Road and Bryan Boulevard.
