NOTICE OF TAX FORECLOSURE SALE OF LAND UNDER EXECUTION (G.S. §105-375(i)) Pursuant to the Writ of Execution issued in this matter by the Clerk of Superior Court of Guilford County to the Sheriff of Guilford County on or about January 2, 2020, this office will on February 11, 2020, at 10:00 a.m., at the Guilford County Courthouse door, in Greensboro, North Carolina offer for sale to the highest bidder FOR CASH the following parcel of real property ("the Property"): TRACT ONE: BEING ALL of Lot #41, Deer Trail Subdivision, Phase 2, Map #1, as recorded in Plat Book 153, Page 126, Guilford County Registry. TRACT TWO: BEING ALL of Lot #41A, Deer Trail Subdivision, Phase 2, Map #2, as recorded in Plat Book 153, Page 127, Guilford County Registry. CONVEYED HEREWITH are all utility easements and sewer easements as shown on Deer Trail Subdivision, Phase 2, Map #1, as recorded in Plat Book 153, Page 126, Guilford County Registry, and Deer Trail Subdivision, Phase 2, Map #2, as recorded in Plat Book 153, Page 127, Guilford County Registry, said easements to include, but not be limited to, that 10-foot sewer easement and common sewer easement as shown on the aforementioned subdivision plats. SAVE AND EXCEPT ANY AND ALL CONVEYANCES OF RECORD THAT ARE NOT SUBJECT TO THE LIEN RESULTING FROM UNPAID TAXES CERTIFIED IN THE JUDGMENT FILED WITH THE GUILFORD COUNTY CLERK OF SUPERIOR COURT UNDER FILE NO. 18 M 2360. SUBJECT TO ANY AND ALL EASEMENTS, OR RESTRICTIONS OF RECORD. Said property also being known as 7126 Whitetail Drive, Julian, North Carolina, 27283. The Property is being sold in accordance with N.C.G.S. §105-375 to satisfy the Judgment for ad valorem taxes in this matter ("the Judgment"), under which the amount due, including principal, interest, and costs, was $3,376.74 as of January 2, 2020. Additional accruals will continue. Pursuant to G.S. §105-375(i), the sale is made subject to the liens of other taxes and special assessments against the Property not included in the Judgment (for example, 2018 - 2019 taxes). The successful bidder shall be responsible for the payment of any excise/transfer taxes due to the Register of Deeds office, and all recording fees at the appropriate time.
